New Jersey's upper-tier residential market produced a series of significant closings from January 1, 2024 through October 5, 2025. Based on a New Jersey Proper review of qualifying sold-property records reported by the New Jersey Multiple Listing Service, the ten transactions below totaled $100.76 million.
The ranking offers a clear view of where the highest-priced NJMLS activity was concentrated, which properties reached the top of the market, and how frequently New Jersey Proper participated in these benchmark transactions. Nine of the ten sales were located in Bergen County, six were in Alpine, and New Jersey Proper represented a buyer or seller in seven.

The sale of 63 Ridge Road placed Tenafly among the municipalities represented in this top-ten ranking. The contemporary residence combined a large-scale interior program with finished lower-level recreation and fitness spaces, multiple bedroom suites, and substantial garage capacity.
Its inclusion reflects continued demand for newly built and comprehensively designed homes in established Bergen County communities with convenient access to New York City.

Its position in the list demonstrates that the top of the NJMLS luxury market was not limited entirely to Bergen County, even though Bergen accounted for nine of the ten transactions reviewed.

Situated on approximately 2.4 acres, 14 Denison Drive combined a traditional estate setting with a broad amenity program. The home included seven bedrooms, extensive finished living space, a four-car garage, a lower level with recreation and wellness areas, and a heated pool.
The closing placed Saddle River among the five highest-priced NJMLS residential sales in the review period.
388 Morrow Road, Englewood — $8,500,000
Known as Casa Verde, 388 Morrow Road is a contemporary Englewood estate with approximately 16,000 square feet of living space. Its program includes six bedrooms, multiple entertainment and wellness spaces, a pool, and a modern indoor-outdoor layout.

The sale of 8 Stone Tower Drive was notable because the property transferred as an incomplete new-construction project. The offering included the land, completed structural framing, and a slate roof, allowing the buyer to continue the build and customize the final residence.

Set on approximately four acres, 4 Stone Tower Drive is a large-scale Alpine estate with more than 22,000 square feet of interior space. The property includes seven bedrooms, numerous formal and informal living areas, extensive recreation and wellness amenities, and substantial outdoor grounds.

The stone chateau at 48 Rio Vista Drive closed for $17.7 million, making it the highest-priced qualifying NJMLS residential sale in this 2024–2025 review. The approximately two-acre property includes seven bedrooms, nine full bathrooms, three powder rooms, extensive entertaining areas, and a broad collection of recreation and wellness amenities.

Alpine accounted for six of ten sales

Alpine, Englewood, Saddle River, and Tenafly collectively produced nine of the ten highest-priced NJMLS residential sales reviewed. Millburn's 15 Hillside Avenue was the only ranked property outside Bergen County.
The top-ten threshold was $7.25 million
A sale needed to reach at least $7.25 million to enter this ranking. The gap between the first- and tenth-ranked transactions was $10.45 million, illustrating the range that exists even within the market's highest price tier.
Representation occurred on both sides
New Jersey Proper represented sellers in four ranked transactions and buyers in three. The mix reflects experience with the distinct pricing, positioning, negotiation, and due-diligence requirements of significant properties.
