    Property Discovery & Positioning

    We begin with a detailed seller conversation to understand the home in full — its design, features, history, and nuances. This allows us to identify what should be emphasized and to plan the visual story before any cameras are involved.

    Dedicated On-Site Production

    We schedule a comprehensive on-site shoot with full access to the property. Depending on the scale and complexity of the home, production may range from a few hours to a full day, ensuring nothing important is missed.

    Editorial Assembly & Presentation

    Following production, our team spends several days editing and assembling a complete long-form presentation. This phase focuses on creating the primary MLS and YouTube assets and building a dedicated page where all media is presented cohesively.

    Seller Review & Refinement

    Before anything is released publicly, we provide the seller with a private preview of the full presentation. Any necessary refinements are made at this stage to ensure accuracy, clarity, and confidence in the final product.

    • Contacts: recommend the   professionals with which we've had the best experiences in the past.   From attorneys to synthetic stucco specialists, we've got you covered. 

    • Scheduling & coordination of “Level 2” specialists: line up follow-up inspections (HVAC, roof, electrical, plumbing, chimney, pool, structural/engineer, radon, termite, etc.), manage access windows, and keep everything aligned with contract deadlines
    • Communication management: consolidate buyer requests, keep records organized, and maintain a clear timeline for responses and next steps

    • Closing readiness: walkthrough preparation, completion receipts (if any work is done), key/garage/remote handoff, and final logistics to avoid last-minute surprises
