Prices remained comparatively stable while transaction volume increased. The year-to-date median sale price reached $611,750, 2.0% above the $600,000 median reported for the same period in 2025. For June alone, the $650,000 median was 0.4% below June 2025.
Properties continued to trade close to or above asking price. Single-family homes sold for an average of 101.5% of list price during the first half of 2026. This ratio was slightly below the 102.7% recorded during the same period in 2025.

Old Bridge Townhome, Condo & Adult Community Market
Old Bridge contains several distinct residential segments, and their statistics can differ substantially from the single-family market. Because monthly transaction counts can be small, especially for attached housing, year-to-date figures generally provide better context than a single month.
| Property Type | YTD Closed Sales | YTD Median Price | Avg. DOM | Sale-to-List |
|---|---|---|---|---|
| Single Family | 222 | $611,750 | 35 | 101.5% |
| Townhouse / Condo | 14 | $507,500 | 45 | 99.4% |
| Adult Community | 37 | $315,000 | 62 | 97.9% |
Through June 2026, the townhouse and condominium segment recorded 14 closed sales with a median price of $507,500. Old Bridge’s adult-community segment recorded 37 closings at a median price of $315,000. These categories should be evaluated separately from detached single-family homes because property type, age restrictions, association fees, amenities, and ownership structure can materially affect pricing.
Market Insight
For buyers searching for homes for sale in Old Bridge, NJ, township-wide statistics provide useful context but should not be treated as a valuation for an individual property. Old Bridge covers a substantial geographic area and includes neighborhoods with very different housing styles, lot sizes, ages, school locations, commuting patterns, and community amenities.
A renovated single-family home near Route 9 may compete with a different group of properties than a larger home in Matchaponix Estates, Rocky Creek Estates, or another established subdivision. Likewise, townhomes, adult-community residences, and properties in the Laurence Harbor or Cliffwood Beach areas should generally be compared with similar housing rather than with township-wide single-family averages.
For sellers, the strongest pricing analysis combines recent comparable sales with current competing inventory, condition, square footage, lot characteristics, renovations, and neighborhood-specific demand. A rising municipal median does not mean that every individual property increased by the same percentage.
Old Bridge Residential Market Benchmarks

What the Longer-Term Data Shows
From the 2022 state report to the 2025 report, Old Bridge’s reported average residential sale price increased from approximately $453,582 to $574,237. That represents an increase of approximately 26.6% in the reported average across the four-year series.
The number of sales represented in the state dataset declined from 824 in the 2022 publication to 533 in the 2025 publication. This does not necessarily indicate a comparable decline in buyer demand because sales volume is also affected by the number of owners choosing to sell, available housing inventory, financing conditions, and the methodology of the underlying state dataset.
Average residential assessments changed relatively little over the same period, moving from $154,908 in the 2022 report to $157,373 in 2025. Average property tax bills increased from $8,026 to $9,590. Assessments and average tax bills should not be interpreted as current market values or as estimates of taxes for an individual Old Bridge property.

How to Use This Old Bridge Market Report
Buyers can use the recent MLS statistics to understand current pricing, market time, inventory, and negotiating conditions. Longer-term state statistics provide historical context, while individual recent sales help illustrate the range of property values found throughout Old Bridge Township.
Sellers should avoid applying a township-wide median or average directly to an individual home. Property-specific pricing should consider the immediate neighborhood, living area, lot size, renovations, condition, architectural style, location, competing listings, and the most recent comparable sales.
Because Old Bridge encompasses multiple ZIP codes, neighborhoods, housing types, and residential settings, a focused comparable-market analysis remains the most reliable way to evaluate a specific property.
